Wider Choices Greet New City First-Time Home Buyers
845 544 4026

The concept of “starter homes” cropped up after the end of the Second World War, when millions of young families took advantage of low-cost new developments to gain a foothold in homeownership: the emblematic first step in fulfilling the American Dream. Wider Choices Greet New City First-Time Home Buyers
Today’s first-time local home buyers are a lot less predictable—just as the market itself is altogether different. As we recover from the previous years’ economic declines, which temporarily suppressed the number of area home buyers, the combination of low interest rates and historically affordable home prices allows many to aim for bigger and more accommodating housing— skipping the starter home altogether. Wider Choices Greet New City First-Time Home Buyers

For sure, the market hasn’t completely abandoned the starter home idea—especially if you include local REO and foreclosure fixer-uppers as financially rewarding targets for handy young householders. The FHA 203(k) loan, which includes a built-in “limited repair” budget, can enable that route. But new home buyers also find other prospects can be newly within reach— among them, larger older homes and newer area condominium and townhome choices. Wider Choices Greet New City First-Time Home Buyers

If the combination of bargain prices and low mortgage rates isn’t enough to call prospects to action, the clear trend toward rising prices may do the trick. As inventories of the best bargains begin to shrink and mortgage rate rises look more and more inevitable, local home buyers could well imagine a ‘tick-tock’ sound growing louder. For area sellers waiting to make a move upward on the housing ladder, the same conditions could well make this spring’s real estate market the one they’ve been waiting for. Wider Choices Greet New City First-Time Home Buyers

It all means that prospective home buyers in town stand to be rewarded by keeping an open mind about the variety of properties they may now find within reach. By seeking the help of an experienced agent, the widest choice of possibilities will be open for consideration.  If you are looking for  the area’s most up-to-date market advice, I’m here to make sure you have access to the tools you need to make the right decision—the first time around, and every time after! Setting the Stage for Pearl River Real Estate Listings

Setting the Stage for Pearl River Real Estate Listings

Remember the days when you didn’t have to rummage furiously through the house to find a ringing phone, because it stayed where it was supposed to be—plugged into the wall? You remember: it used to take less than 10 minutes to check out the TV listings because there weren’t hundreds of channels. And a gallon of gas cost less than a loaf of bread…

Of course, those days are long gone. Unless you want to live on an isolated island somewhere in an underdeveloped country, that’s that. Setting the Stage for Pearl River Real Estate Listings

In the real estate profession, the good ol’ days are gone, too. When I’m helping a client sell his or her home, I make the most of the fact that the super-highway to today’s buyer is no longer the newspaper or snail mail. It’s the Web.

It’s the listings. Setting the Stage for Pearl River Real Estate Listings

The first glimpse potential buyers get to any property is most often found through our Pearl River  real estate listings. Those attention-grabbing Pearl River real estate listings are the agent and seller’s best chance to attract an in-person visit—with all that follows. Setting the Stage for Pearl River Real Estate Listings

So how do you help your agent ace the Pearl River real estate listings?
As in preparing for any performance: set the stage!

Photographs are your best listings allies, so “stage” the house before photography begins. Professional photographers know that the viewer’s eye will be attracted to any out-of-place detail: a dog bed in a corner, or one window with a blind pulled lower than the others will create a distracting element. What looks okay in real life is much less critical.  Setting the Stage for Pearl River Real Estate Listings

Savvy buyers will peruse real estate listings in Pearl River online before scheduling visits. They save time, effort, and expense—and for those not committed to a specific area, the wealth of information published online about the community helps narrow their search. If you’re looking to sell your house, be sure your listing catches the attention of those serious and educated buyers. They’re the ones who are likely to write an offer. Setting the Stage for Pearl River Real Estate Listings

Ready to set the stage for a successful sale? I’d love to prepare a marketing plan for you this spring! Call me and I will gladly prepare a comparative market analysis for you, at no cost or obligation to you. Marcella 845 544 4026   riggsmarcella@gmail.com   marcellariggs.com

New City Short Sale Process Takes Active Teamwork

New City Short Sale Process Takes Active Teamwork
845 544 4026

A New City short sale is the option usually preferred by anyone who faces foreclosure. It’s the path that, with the approval of the mortgage lender, promises to ultimately minimize damage to the homeowner’s credit score. New City Short Sale Process Takes Active Teamwork

According to Realty Trac, distressed sales of all kinds continued to decrease in the last reported quarter, yet the non-foreclosure short sale volume increased by 4%. That amounts to a significant 22% of all sales. Realty Trac’s are the most reliable national statistics, and our New City short sale profile has likewise reflected the continuing working out of the distressed property phenomenon. New City Short Sale Process Takes Active Teamwork

Completing a short sale in New City (or anywhere else, for that matter!) can be challenging. If you’ve decided that it is your best course, you can do a lot to help your agent accomplish it:
·       From the beginning of the New City short sale process, keep your agent informed of any changes in the financial picture. That means keeping up-to-date on the changing balance remaining on the mortgage, as well as the number of missed payments. When the information is at hand, your agent can impart the sense of urgency that gets your home sold as fast as possible.
·       The speed of sale is important, yet while a New City short sale specialist is an expert in that arena, other important details regarding taxation and the law may influence the best overall strategy. By encouraging your real estate agent to work alongside an experienced attorney or tax specialist, you will form a team that can execute your short sale package more efficiently than if they worked independently.
Executing a short sale means meeting multiple demands—each with its own timing requirements. That can mean a lot of pressure: but if your agent asks you to do something or provide additional information, stand ready to do it! That speeds negotiations with buyers and lenders, increasing the chance that you will successfully close your short sale. New City Short Sale Process Takes Active Teamwork
·
Short selling a home is a somewhat complicated process. I offer a no-obligation, in-home consultation to help assess your circumstances and the next steps to consider. Three Money-Saving Tips for Your New City Mortgage
Call Marcella anytime on 845 544 4026 or email me at riggsmarcella@gmail.com or check out my website at marcellariggs.com for brokers you can trust!!

Your mortgage: you only think about it once a month (if you’re on autopay, maybe not even that often). Why worry about it? If it ain’t broke, don’t fix it, right?
Wrong!
Like all aspects of your big-picture financial planning, keeping an eye on that mortgage can be an extra wealth-building move. I can point to three reasons why re-evaluating your New City mortgage could pay dividends: Three Money-Saving Tips for Your New City Mortgage

Down, Down, Down…

Ok, with interest rates continually making headlines, this one might be a no-brainer. But some folks don’t realize just how attainable significant savings may be: a drop of just a single percentage point in the New City mortgage rate can make a gigantic difference. A general rule of thumb is that if you can lower your interest rate by a percent or more, it usually makes sense to refinance. It’s certainly worth looking into. Three Money-Saving Tips for Your New City Mortgage

Pay More Sooner (Build Wealth Quicker)
Nobody wants to part with more hard-earned cash than necessary, but extra money out now can wind up saving a lot of greenbacks later. Making just one extra payment a year will have you owning your home free and clear sooner – whereupon those payment dollars become yours!
Sound too painful? It needn’t. See if you can set up bi-weekly payments of half your monthly mortgage amount. You'll be making 26 payments annually: the equivalent of 13 monthly payments! Confirm with your lender that the extra payments go toward principal. Three Money-Saving Tips for Your New City Mortgage

Eye That Equity

If you’ve got a PMI payment, you know that extra insurance doesn’t come cheap. So why make the extra payment a single month longer than necessary? By law, your lender is required to stop charging you PMI after you accrue 22% equity in your home. But in many cases, once you hit 20% equity, simply writing a letter to your lender will prompt them to allow you to stop paying PMI then and there.
For most of us, our home in New City is one of the largest investments we’ll ever make. Got a real estate question? I’m here all the time to supply you with friendly help and advice! Hope you enjoyed your Three Money-Saving Tips for Your New City Mortgage

What Creates New City Property Listings Leaders

Call me, Marcella, on 845 544 4026 or email me at riggsmarcella@gmail.com or check out my website for helpful hints, or services that can help you prepare. Marcellariggs.com

“Curb appeal” is an instantly understandable byword: one every home seller hears. You can see for yourself how New City property listings that feature sparkling exterior shots with superior ‘curb appeal’ instantly draw your attention — and often, higher offers.

What Creates New City Property Listings Leaders

Hearing the phrase makes you picture potential buyers standing at the curb, viewing your property. Yet the most important part of ‘curb appeal’ is the second word, not the first. “Appeal” should be an active concept: one that’s about reaching out, roping potential buyers in. Successful sellers create appeal by making every part of a home’s presentation — from its debut in the New City property listings to final inspection and closing — as actively appealing as possible. It’s a frame of mind that brings results.
Nice idea,” you might be thinking; “but how do I put it into action?”

What Creates New City Property Listings Leaders

Try viewing today’s New City property listings from a buyer’s perspective: notice how a mish-mosh of dark or bright colors can make rooms look detached from one another. A home’s ‘flow’ is important, but you can’t see that from the property listings. But you can work to neutralize your home’s color scheme. When your selection of wall colors makes a coherent whole, your home looks like an appealing place instead of a collection of disjointed rooms.

What Creates New City Property Listings Leaders

It won’t matter how well your home fares in the New City property listings if visitors are greeted with strong pet or any other blend of objectionable odors. Strong cooking aromas are right up there with cigarette smells to top off the quickest turnoffs to prospective buyers. In doubt? Ask a friend for their honest opinion.

What Creates New City Property Listings Leaders

A clean, clutter-free home adds appeal to any property, and is especially beneficial for those with smaller rooms. A Saturday spent cleaning out the house and boxing up as many superfluous items as possible is guaranteed to pay off.

What Creates New City Property Listings Leaders

You can’t appeal to everyone — and you don’t need to. But you can set the stage for success. I offer a complimentary in-house consultation to all potential sellers, so if you’re looking to maximize your home’s selling price, call me today to chat and arrange that meeting! Call me, Marcella, on 845 544 4026 or email me at riggsmarcella@gmail.com or check out my website for helpful hints, or services that can help you prepare. Marcellariggs.com

What First Time Pearl River and New City Homebuyers Aren’t Told Part 2

Part 2: What First Time Pearl River and New City Homebuyers Aren’t Told

Call Marcella 845 544 4026 or email me at riggsmarcella@gmail.com or check out marcellariggs.com for more information

Of all the things first time homebuyers in Pearl River and New City are told, some that turn out to be pretty important are too often overlooked. Here are four items first time homebuyers will find useful to know: What First Time Pearl River and New City Homebuyers Aren’t Told

4.      Remodeling costs more than you think

You’ve found a fixer: your energy is to be applauded. But before you write that offer, if you are one of our Pearl River and New City first-time homebuyers, be certain to have penciled out the bottom line cost of bringing the home up to the standard you require to be move-in ready. You may well be able to live with some items that you will fix over time, but in all areas, budget 20% more than your estimate.   What First Time Pearl River and New City Homebuyers Aren’t Told

5.      What matters is what the bank’s appraiser thinks the house is worth

Getting a loan approved isn’t as simple as having great credit and a down payment. Your offer also has to pass the bank’s approval process before they will okay the loan. What First Time Pearl River and New City Homebuyers Aren’t Told

6. Getting inspected doesn’t mean there won’t be problems

Should you skip the inspection process? Absolutely not. You need to know if the home is structurally sound. But owning a home involves continuing expenses -- and problems can pop up even on Day One of ownership. Make sure you have funds set aside. What First Time Pearl River and New City Homebuyers Aren’t Told

7. Buying your first house can be stressful…really stressful!
One of the absolute best pieces of advice I can give is to relax — expect the unexpected! Buying your first house is scary only if you allow it to be. Since it is all but certain that there will be ups and downs, allow the possibility that may not get any particular house. Veteran homebuyers come to understand the cost of overly emotional involvement — when you do, too, you will be better able to roll with the punches…and to make financially sound decisions.Click here for for helpful hints!
If you missed the first three items in my list, check back to Part 1 – or just call me! I’ll fill you in on everything Pearl River and New City first time homebuyers need to know. Call Marcella 845 544 4026 or email me at riggsmarcella@gmail.com or check out marcellariggs.com for more information

What First Time Pearl River & New City Homebuyers Aren’t Told

Part 1: What First Time Pearl River & New City Homebuyers Aren’t Told
Call me  Marcella 845 544 4026 or email me at riggsmarcella@gmail.com or check out some useful information at marcellariggs.com

First time homebuyers in Pearl River & New City are told a lot of things —
Save your money,” their parents advise.
Location, location, location!” their friend’s friend cautions.
Reasonable advice, for certain. But there some important elements of the home buying process which a typical Pearl River & New City first time homebuyer doesn’t usually hear. I’ve listed some of the most important ones, in no particular order: What First Time Pearl River & New City Homebuyers Aren’t Told

1.                 Mortgage rates you see advertised aren’t usually what you get
The banner ads are everywhere online: “3.2% rates!” “No money down!” But the truth is, mortgage rates vary greatly. The only way you’ll know what rates you actually qualify for is to go through a complete mortgage application including credit pulls and income verification. One more point to consider: online mortgage calculators, while handy, can be deceptive if you do not factor in the real cost of tax, insurance and PMI when you’re looking at an FHA-loan.  What First Time Pearl River & New City Homebuyers Aren’t Told

2.                 Every Tiny Bit of Debt Counts
Think that $1400 left on your Visa isn’t going to matter? Think again. Every iota of debt weighs in when your credit is scored. What many Pearl River & New City first time homebuyers aren’t told is that when you apply for a mortgage, nearly every element of your financial history is going to be analyzed with a fine-toothed comb. All debt will be factored in as the bank figures out how much it is willing to lend. Standards have stiffened, so the earlier you dispose of even small issues, the better. What First Time Pearl River & New City Homebuyers Aren’t Told

3.                 Your Choice of Agent Makes All the Difference
Let me guess: your friend’s friend also has an agent to recommend (she carpools with his sister’s next door neighbor). There’s no reason you shouldn’t interview her: maybe that’s the right fit for you. But don’t just sign up with the first agent you find: this is a working relationship that can shape your family’s future. Your agent’s connections, experience, and market knowledge will be key — and can well make the difference between your writing an offer that gets accepted or not. What First Time Pearl River & New City Homebuyers Aren’t Told

Homes for Sale Price Rises Highest in 7 Years

Homes for Sale Price Rises Highest in 7 Years
  Marcella 845 544 4026  riggsmarcella@gmail.com marcellariggs.com

When real estate occupies most of your day (as it certainly does mine), you find yourself receiving no end of information. Some summarize points of view that are available elsewhere; some provide original information that isn’t particularly relevant to our local market. Homes for Sale Price Rises Highest in 7 Years

One piece that gets more than the usual quick-scan-then-into-the-recycle-bin treatment is the HPI Data Report. It comes in once each month from the demographers at CoreLogic ®. This group knows what they are talking about: among other things, they collect the most comprehensive property database in the U.S. Homes for Sale Price Rises Highest in 7 Years

Last week was relatively quiet on the news front, so when they checked in, I was able to give their report a thorough going-over. What I found:
Holy smoke! Prices of homes for sale nationwide made the biggest year-over-year increase in seven years!
Yikes! Year-over-year, even including distressed sales, prices of homes for sale jumped by an average 9.7% That’s just a whisker short of double-digits! Homes for Sale Price Rises Highest in 7 Years

Good golly! Those homes for sale price jumps were taking place everywhere — in 49 out of the 51 states (the only exceptions were Illinois and Delaware).
One more exclamation! (I’ve run out): As if the trend direction isn’t already crystal clear, this represents the 11th consecutive monthly increase.
As we prepare for Pearl River’s spring selling season, it’s noteworthy how much this year promises to be a notch up from even last year’s —already a noticeable improvement. Homes for Sale Price Rises Highest in 7 Years

If you have a property that is a good candidate to join this spring’s complement of Pearl River homes for sale, now is a good time to give me a call. Rising prices mean that the buyers are out there! Virtual Tourists Can Sight-See New City Homes

Virtual Tourists Can Sight-See New City Homes
Marcella 845 544 4026  marcellariggs.com   riggsmarcella@gmail.com

Last month, 181 million people watched more than 39 billion online videos, according to industry scorekeeper Score.com The skyrocketing popularity of YouTube, Vimeo and their competitors has been increasing ever since our home computers started becoming agile enough to turn those original jerky, often-freezing “pretend” movies into today’s TV-quality (or better!) online videos. Virtual Tourists Can Sight-See New City Homes

No wonder, then, that for homeowners in New City, virtual tours have become such a powerful marketing tool. Videos take time to watch, and search engines reward web destinations when they hold prospects’ attention. That’s why presenting a virtual tour can markedly increase a property’s online visibility. Virtual Tourists Can Sight-See New City Homes

There’s more:
Virtual tours convince a wider audience. Out-of-towners give more credibility to listings that are backed up by virtual tours. When people who are relocating come to New City for home viewings, their time is short. Virtual tours help determine in advance if a home is worth viewing.
Virtual tours even give us a chance to control the weather! If conditions don’t cooperate during an in-the-flesh visit, a terrific property will suffer – something more likely to happen as we head into the winter months.  Creating a New City virtual tour on a gloriously sunny day can help solve that one. Virtual Tourists Can Sight-See New City Homes

The more interested a buyer, the more questions they will have: yet they can’t repeat home visits every time they think of a new question (or struggle to remember features they hurried past). Potential buyers love the opportunity to re-visit at will. A virtual tour is a superb way to present a home over and over – and always in its best light. Virtual Tourists Can Sight-See New City Homes

I make it a point to put together competitive, compelling marketing plans created to capture today’s buyer.  If you would like to see all that includes, do contact me to schedule an in-home evaluation -- I’d love to show what I can do for you this holiday season! Realtor® Group Serves New City Homeowner Interests

Realtor® Group Serves New City Homeowner Interests
Marcella 845 544 4026   riggsmarcella@gmail.com   marcellariggs.com

The sun rises in the east and, almost as dependably, someone in Congress comes up with the bright idea of chipping away at the mortgage interest rate deduction. Think of all that money Washington could spend! Realtor® Group Serves New City Homeowner Interests

The National Association of Realtors® is one of the main reasons that idea doesn’t get much traction – nor many of the other threats to the traditional benefits New City homeowners enjoy. The reason homeowners (even those without mortgages) shudder at attacks on the interest rate deduction is that the result would be to abruptly X-out a great chunk of the home-buying public. That includes most young couples and many other groups, including many retirees who are currently just squeaking by. Home values would necessarily drop; jobs in the new home-building industry, dry up. The disruption of the real estate market (the largest part of the national economy) would spread mayhem through many other sectors. If the damage were widespread enough, total tax revenues might even drop! Realtor® Group Serves New City Homeowner Interests

Every year, the National Association of Realtors funnels local members’ dues into providing a strong bulwark against the forces that threaten homeowners. The NAR spends over $40 million annually on campaigning and marketing public service messages about the benefits of homeownership.
During the recent world financial debacle, they countered the doom-and-gloom headlines. The underlying good news never changed: owning a home is still one of the most attainable ways average Americans can build long-term wealth. Facts:
·        Over the past half century, median home values have increased by an average of more than 57% every 10 years
·        Home prices typically beat inflation by one or two percentage points
·        Housing sales in 2012 were the best in five years
·        Realtor® Group Serves New City Homeowner Interests
·

When you have owned your home for only a year or two, you may still be waiting to confirm all that wealth-building potential the National Association of Realtors is always championing. Nevertheless -- for New City homeowners who have 10 years or more under their belts – the equity they are likely to have accumulated is at least partly due to the efforts of the NAR.
We all know that real estate is a supremely local thing. But sometimes it’s nice to know that REALTORS in New City are doing their part to look out for us all at the national level.  Realtor® Group Serves New City Homeowner Interests

New City Open House Touches To Make Things Happen!

New City Open House Touches To Make Things Happen!

When you are getting near to zero hour for your first open house in New City, you should know some of the simple moves homeowners can make to help ensure success. Here are three of them -- three ways you can approach your New City open house to make sure it’s a well-attended and effective marketing event: New City Open House Touches To Make Things Happen!

1. Buy some flowers
It might seem extravagant, but when you consider your New City home’s asking price, it may prove well worth it.  The amount you spend on flowers will create an extra lift: the inviting aroma that greets your visitors, together with the burst of color fresh arrangements add in key areas subtly let buyers know you are willing to make an effort for a property that rates star treatment.  Plus, it’s almost springtime, right?
2. Put up signage in advance
You will already have a “For Sale” sign in the front yard, but once you near the day of your New City open house, getting the word out becomes a top priority.  If your agent is heads-up (hint: I’m one of those!) – you will see that an “Open Sunday”' rider has been attached to your sign days in advance.  It’s one of a number of small steps step that will help entice local residents (who will tell friends who are looking) -- and definitely flag weekday drive-bys to come back! Any extra exposure can be vital for courting a goodly field of potential buyers.
3. Provide child-friendly entertainment

Buyers have children, and planned or unplanned, they may be along for the occasion. Bored kids are a distraction – so why not have some coloring sheets and crayons ready? You’ll be removing the hassle factor at the same time you are creating a welcoming, kid-friendly atmosphere. New City Open House Touches To Make Things Happen!

When it comes to a successful New City open house, small steps make a large difference.  I’d love to help set you up for success this spring: contact me anytime for an in-home consultation to prepare for the coming selling season.
